How each HOA works and how to read its documents
Sun City Roseville says it is community-owned and governed by a member-elected Board of Directors. Its fees and financials page links to an audited statement and a Certificate of Compliance Request. The Sun City Lincoln Hills HOA has its own Board of Directors and bills assessments quarterly. Its Architectural Review Committee reviews changes like landscaping, fencing, solar and paint colors. The association uses HomeWiseDocs to give lenders, escrow agents, real estate professionals and homeowners online access to its governing documents.
In either community, California Civil Code section 4525 requires the seller to give a prospective buyer a copy of all governing documents as soon as practicable before the transfer of title or the execution of a real property sales contract. If the governing documents restrict occupancy by age in a way that differs from Civil Code section 51.3, the seller must also provide a statement that the restriction is enforceable only to the extent section 51.3 allows. If the buyer asks, the seller must provide board-approved minutes of board meetings, not counting executive sessions, from the previous 12 months. Read the CC&Rs, the budget and the reserve information before your contingencies expire.
How buying works in each
Sun City Roseville says each residence must be occupied by at least one person over the age of 55. In Lincoln, new owners register at the Orchard Creek Lodge Membership Desk with a valid ID for age verification, have a membership photo taken and can attend a new resident orientation held every other month. Our buyer resources explain offers, contingencies and escrow step by step. If you already own in either community, our selling resources explain how to get the HOA disclosure packet ready before you list.
