Should I sell my house now? How to decide in Placer County

If you're asking yourself "should I sell my house now," the answer depends on your own plans and numbers more than on the headlines. When you know where you're going next, what you will net, what it costs to give up your current loan and what the sale means for your taxes, the decision gets much clearer. These are the questions I walk sellers through in Placer County.

Should I sell my house now? Start with five questions

Before we talk about list price, I want answers to these:

  • Next home. Will you buy, rent or move somewhere temporary? If you're buying, do you need the sale proceeds to close, or can you buy first? Our buyer resources cover that side of the move.
  • Equity. Take what the home would likely sell for. Subtract your loan payoff, commissions, transfer taxes and other closing costs. What's left is what you actually have to work with.
  • Your current rate. What rate does your loan carry, and what would you pay to borrow again?
  • Timing. Is a new job, a lease ending or a construction finish date driving the move?
  • Taxes. What is your gain, and does it qualify for the federal exclusion for a main home? Review this with a tax advisor.

If you answer "I don't know" to any of these, fix that first. Selling without a plan for the next step can leave you rushed at both ends of a move.

Read rates and market figures as context

Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%, compared with 6.73% the week before and 5.52% a year earlier. Freddie Mac publishes the survey on Thursdays, and each week's figure averages rates on loan applications from the prior Thursday through Wednesday. If your current loan is below those averages, selling means giving up that rate on whatever you borrow next. Have a lender price your next loan before you list.

For market figures, C.A.R.'s August 2026 report, released September 16, 2026, put the Placer County median sold price of existing single-family homes at $692,500, up 2.6% from August 2025. The same report showed a Placer County median of 32 days on market and an Unsold Inventory Index of 3.6 months. In Sacramento County, the report showed a median of $549,000 and 25 days on market. C.A.R. notes that a change in a median price should not be read as a price change in any specific home.

Your street tells you more than a county median does. In Roseville, homes near Maidu Regional Park on Maidu Drive are close to its ballfields, skate park, Maidu Branch Library and the Maidu Museum & Historic Site. In Rocklin, the Quarry District on Pacific Street holds Quarry Park Adventures, which is built into a former rock quarry, and Quarry Park Amphitheater. To price a home near amenities like these, I compare recent closed sales of similar homes nearby, not the countywide figure.

How seasonality affects listing prep

Sellers ask what is the best time to sell a house in California. The more useful question is how long your prep will take. C.A.R.'s August 2026 report, released September 16, 2026, showed Placer County closed sales down 17.8% from July 2026 and up 5.0% from August 2025. C.A.R. also notes that its county sales data is not adjusted for seasonal factors. That's why I compare a month to the same month a year earlier, not to the month before.

Prep is the part you control. Repairs, paint, cleaning, photos and disclosures all take time. Pick the week you want to go live, work backward from it, and leave room for an inspection item you didn't expect. Our selling resources lay out the steps in order.

Should I rent or sell my house in California?

Keeping the house as a rental can work if the rent covers your payment, insurance, property taxes, repairs and time between tenants, and if you want to be a landlord. It also lets you keep your current loan. The trade-offs are that your equity stays tied up, you take on tenants and maintenance, and you may need that equity for the next down payment.

Taxes weigh on this choice too. IRS Publication 523 explains the ownership and use tests for excluding gain on a main home, and it covers how rental use can affect that exclusion. Go over both paths with a tax advisor before you sign a lease or a listing agreement.

Common questions

Is it a good time to sell a house in California?

Statewide figures can't answer that for your house. C.A.R. reported a California median of 28 days on market in August 2026 in its report released September 16, 2026, but your decision still rests on your next home, your net proceeds, your loan and your taxes.

How do I find out what my home would sell for?

Ask for the most recent closed sales of similar homes near you, along with the active and pending listings you would compete with. County medians from C.A.R. cover the whole county, and C.A.R. says changes in them should not be read as price changes in specific homes.

Bottom line

Should I sell my house now? You'll find the answer in your own plan, not in a market headline. Sell when the plan works on paper: you know where you're going, you can live with the net number, you know the rate you would borrow at, and an advisor has reviewed your taxes. If one of those pieces is missing, deal with it before you list. Contact us and we'll go through your numbers with you.
